We’re used to working with both property investors delivering ew schemes on recently acquired land, and those who have chosen a “self-build” option rather than purchasing existing, often expensive property around Halifax and York.
The Dream Projects team is happy to work to existing architectural plans, but also offers an in-house design service. We can utilise 3D modelling software to visualise every aspect of the build, helping you zero in on even the most minute of details. Should you yet to apply for planning permission from your local authority, we can assist in this stage through supplying the above plans or altering existing ones.
Walls, Floors & Foundations – The property’s all-important skeleton. We will lay foundations, build walls and supports, and install high quality floors. As well as ensuring these elements will support the rest of the property, it’s important that the home is properly insulated during this phase. Not only will this make it easier to regulate the internal temperature, but energy bills will be minimised.
Windows & Doors – You might be interested in timber frame windows and doors, uPVC fixtures or premium options like aluminium windows and composite doors. We can supply and install fantastic products which will fit within the new build’s wider design scheme. Consider the advantages that bi-folding doors or sliding doors can bring new build homes, and the corresponding value they add.
Roofing – Our building contractors can construct both pitched and flat roofing. Many new build schemes combine the two, with a pitched roof over the main house, and flat roofing over a garage or a single-storey wing. We typically construct flat roofs out of EPDM rubber or fibreglass, while pitched roofs feature a timber frame, cladding and your choice of tiles e.g slate, terracotta or concrete.
Electrical Wiring & Lighting – No property is complete without its electrical wiring. We will ensure there are sufficient outlets in each room, and that each is located in a convenient place for the room’s intended purpose. We’ll also install a consumer unit and modern wiring that meets all currently regulatory standards. Our team can also fit energy-efficient LED lighting throughout the property that will ensure the it is both well-lit and keeps its carbon footprint to a minimum.
Plumbing – Another import infrastructural stage is installing all the plumbing and hooking it up to bathroom and kitchen fixtures. What type of boiler best suits the property depends on how large it is and how many bathrooms/kitchens might require hot water simultaneously. We’ll liaise with a gas-safe engineer who can install a modern combi boiler, system boiler or conventional boiler which will meet your requirements, as well as radiators and any underfloor heating you might opt for.
Painting & Decoration – In addition to all the essential work detailed above, our building contractors can paint and decorate the entire property, ensuring its finished aesthetic (both inside and out) meets the same exceptional standard of our construction work. We can work to inspiration that you find online or pictures you’ve taken yourself, and ensure that the finished property is immaculate, welcoming and stylish. From plastering and wallpapering, to painting and all the required joinery (skirting boards etc) – we’ve got it covered.
